Burst pipes & leaks

There is water where there should not be water.

First job is stopping the water. Second is finding where it is actually coming from, which is rarely directly above the wet patch. You get told what it will take before anything gets opened up.

Water travels before it shows

A stain on a ceiling is where the water finally found somewhere to sit, not where it left the pipe. It can run along a joist for metres first. That is why cutting into the plaster under the stain is often the wrong first move, and why we look before we open.

The leak you cannot see

A water bill that has jumped without a change in habits, a patch of lawn that stays green through summer, or a meter that ticks over with every tap in the house closed — those are all leaks you have not found yet. They are worth chasing, because they bill you every day until they are fixed.

Old pipe in older houses

Plenty of homes around Epping and Reservoir still have galvanised steel supply pipe. It rusts from the inside out, so it fails without warning and often more than once. If that is what we find, we will tell you honestly whether you are looking at a repair or the start of a re-run.

What do I do while I wait?

Turn the water off at the main tap by the meter, and kill the power at the switchboard to any circuit near the water. There is a short guide on our emergency page worth reading before you need it.

Will my insurance cover it?

That depends on your policy and on the cause. Take photos before anything is moved or dried out, and keep any paperwork we give you — insurers ask for both.
