Hot water

Repair where a repair makes sense, replace where it does not. The honest answer sometimes is that a repair buys you a year, and you should know that before you spend the money.
What the symptom usually means
No hot water at all often points at an element, thermostat or pilot rather than the tank. Running out faster than it used to usually means sediment has taken up space inside the cylinder. Water around the base of the unit generally means the tank itself has gone, and that is not repairable.
Repair or replace
Age is the honest tiebreaker. On a unit near the end of its service life, a repair is money spent on something you will replace shortly anyway. On a newer unit the same fault is well worth fixing. We will tell you which one you have and why.
Gas, electric or heat pump
They differ less in what they cost to buy than in what they cost to run, and the right answer depends on your house, your roof, and how many people are showering in the morning. We will lay out the trade-offs rather than steering you at whatever is on the van.
Asked often
My hot water is lukewarm, not cold. Is that different?
Usually yes. Lukewarm often points at a thermostat or a failed element on a twin-element unit, rather than the tank itself. It is generally a better outcome than no hot water at all.
