The leak that only shows up in heavy rain. Roof plumbing covers more than most people expect — gutters, downpipes, flashings, stormwater and tanks.
Why it only leaks sometimes
Plenty of roof leaks are not holes. They are gutters overflowing backwards into the eaves because the fall is wrong or the downpipe cannot take the volume. It stays dry in light rain and comes through the ceiling in a downpour, which makes it look intermittent and mysterious.
Gutters rust from the back
The face of a gutter can look fine from the ground while the back, against the fascia, has gone. That is where the water sits. On an older home it is worth looking properly before storm season rather than after.
Where the water is supposed to go
Stormwater that discharges next to the footings instead of into the drain is a slow, expensive problem for the house. If we are up there anyway it is worth checking that the whole path — gutter, downpipe, drain — actually connects.
